Response Times

National providers work from contractor pools and cannot guarantee which engineer will attend. British Gas HomeCare Complete currently starts from around £33 per month. Our Gold Plan — the most comprehensive we offer — is £19.99 per month. Bronze starts at just £9.99 per month. The savings are substantial over a full year.

Landlords have two non-negotiable annual obligations for rental properties with gas appliances: a gas safety certificate (CP12) and a boiler service record. Managing these across multiple properties involves scheduling, following up with tenants, and retaining documentation.

A boiler service plan is a monthly subscription that covers your annual boiler service, and depending on the tier, breakdown callouts and parts replacement. It converts unpredictable boiler maintenance costs into a fixed monthly amount.
Not exactly. Boiler service plans are typically structured as service agreements rather than insurance products, which means they are not subject to Financial Conduct Authority insurance regulation. This does not affect the coverage — it is simply a different legal structure. Our plans are clearly specified service agreements.
Yes. After the initial three-month period, plans can be cancelled on 30 days' notice. If you cancel mid-year after an annual service has been carried out, a pro-rata charge for the service may apply.
The Gold Plan includes the annual CP12 gas safety certificate — this is the only plan tier that includes the certificate. Bronze and Silver plans cover the annual boiler service but not the CP12. If you are a landlord needing both, the Gold Plan at £19.99/month is the most cost-effective option.
Service plans cover repair of the existing boiler. If a boiler is beyond economical repair, the plan will cover the diagnostic work and our engineer's assessment, but a boiler replacement is quoted and priced separately. As plan customers, you receive a preferential rate on new boiler installations.
Silver and Gold plans are generally available for boilers up to 15 years old, subject to an initial assessment. We will confirm eligibility when you call. Very old boilers (15+ years) may not be eligible for parts cover due to the elevated risk of irreparable failure — in these cases, we may recommend that replacement is more economical than an ongoing cover plan.
Over a full year with no faults, the Bronze plan (£9.99/month = £119.88/year) is slightly more expensive than a standalone service (from £85). However, the inclusion of priority response status and discounted call-out rate means that the first time anything goes wrong, the plan pays for itself. Silver and Gold plan customers with parts cover are protected against the most common significant costs.
